Land titles in Cambodia
All you need to know is that there are 3 ways to securely own property in Cambodia – hard title, soft title and private ownership in co-owned buildings (or Strata Title).
Hard Titles: The strongest form of property ownership in Cambodia, whereby ownership certificates are provided by the Ministry of Land Management, Urban Planning and Construction.
Soft Titles: The most common form of ownership, usually because they do not have the burden of transfer taxes and fees. A soft title is only recognised at a local government level and are not registered at a national level, although they still have possessory status.
Strata Titles (or private ownership in co-owned buildings): The most recent form of ownership and allow foreigners to legally own property. They are less common than other types, but this is changing and in fact most new condo projects offer this type of title.
